MISSION
As Real Estate Manager, you define and drive the real estate strategy across France, Belgium, and the Netherlands.
You ensure the development, performance, and profitability of the store network while delivering a high-quality customer experience aligned with KIKO Milano standards.
SCOPE
You oversee the full real estate portfolio (stores and offices) for the cluster, working closely with local and Global teams (Retail, Finance, Construction, Facilities).
You manage the full lifecycle of assets, from expansion strategy to long-term performance and investment optimization.
KEY RESPONSIBILITIES
Real Estate Strategy & Portfolio Management
- Define and execute the real estate strategy aligned with business and customer experience
- Drive network optimization (openings, closures, relocations, refits)
- Manage expansion plans using data-driven and geomarketing approaches
- Ensure portfolio profitability and cost control
Lease Management & Landlord Relations
- Oversee lease strategy and landlord relationships
- Lead and support lease negotiations (new, renewals, renegotiations)
- Validate contractual conditions in coordination with Finance, Legal, and Global teams
Projects, Construction & Facilities
- Lead end-to-end projects (openings, refits, maintenance)
- Supervise construction, facilities, and maintenance activities
- Ensure compliance with safety, legal, and operational standards
Leadership & Cross-functional Coordination
- Provide strategic leadership across Real Estate and Facilities
- Collaborate closely with Global and local stakeholders
- Manage and develop team performance
Performance & Continuous Improvement
- Manage CAPEX & OPEX budgets
- Track KPIs (costs, profitability, project performance)
- Drive efficiency, innovation, and sustainability initiatives
SUCCESS METRICS
- Portfolio profitability and occupancy cost control
- Successful delivery of expansion and transformation projects
- Quality of lease negotiations and landlord partnerships
- On-time, on-budget project execution
- Strong cross-functional alignment
TRAVEL REQUIREMENT
Weekly travel across France, Belgium, and the Netherlands.
