Essential Responsibilities
- Performs all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and preparing lease and move‑in packages.
- Inspects apartments before move‑in, ensuring readiness and coordinating any necessary maintenance.
- Stays informed about market and competitor conditions, develops and implements short‑ and long‑term marketing plans to sustain occupancy, and follows company policies on concessions and specials.
- Creates and executes marketing activities such as resident referral programs, employer outreach, and internet marketing using platforms like Craigslist and Facebook.
- Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record activity, and manage resident and prospect data.
- Maintains show quality standards by daily inspecting the marketing corridor, managing maintenance needs, and merchandising show units and model homes.
- Follows up with prospects and new residents to ensure satisfaction through email, thank‑you notes, cards, or phone calls.
- Supports the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely lease signing.
- Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems.
Required Licenses or Certifications
- All licenses and certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
Physical Demands
- Stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, and carry objects.
- Work in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, and carry weights up to twenty‑five (25) pounds independently or fifty (50) pounds with assistance.
- May require travel to assist other properties, attend training, or attend business meetings.
- Work a flexible schedule, including evening, weekend, and holiday calls.
Compensation
The hourly range is $17.00 – $19.00. Base salary may be eligible for quarterly or annual bonuses based on individual and company performance for corporate positions, and weekly, monthly, or quarterly bonuses for onsite property positions.
