Job Description

The Leasing Consultant executes the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

  • Perform sales and leasing activities, greet and qualify prospects, conduct tours, process applications, credit screening and background checks, prepare lease and move‑in packages, and ensure smooth move‑in and lease signing.
  • Design and execute off‑site marketing activities including resident referral, employer outreach, internet, and social media marketing.
  • Gather, analyze, and interpret market and economic trends, recommend improvements, and stay informed of industry changes.
  • Lease enforcement: inspections, evictions, collections, notifications per lease agreement.
  • Follow‑up with prospects and new residents, support lease renewal program, and resolve resident and client concerns quickly.
  • Maintain safety, cleanliness, and appearance of property; report equipment malfunctions and injuries.
  • Resolve customer complaints and issues.
  • Stay informed about market and competitor conditions, develop short‑term and long‑term marketing plans, and follow concession policies.
  • Other duties as assigned.

Work Hours and Environment

Schedule: 40 hours per week in a regular work week. Typical hours:

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm

The job may require weekend work and off‑site exposure to adverse weather and hazardous conditions.

Essential Requirements

  • Availability to work weekends when scheduled and perform essential functions unaccompanied.
  • Experience in property management, sales, marketing, and customer service sufficient to manage day‑to‑day apartment community operations.

Qualifications Summary

High School Diploma or GED Equivalent.

Advanced Skills

  • Communication, presentation, and delivery skills; ability to connect with people at all levels.

Computer Skills

  • Proficiency in internet, word processing, spreadsheet, database programs for reporting; strong proficiency in property management software (preferably Entrata Yardi and/or One Site).

Licenses and Certificates

  • Current valid driver’s license.

Physical Requirements

  • Must be able to push, pull, lift, and carry up to 20 pounds independently and 50 pounds with assistance.
  • Frequently required to stand, walk, reach, climb, stoop, squat; intermittently sit and perform keyboard work.

Travel Requirements

Routine local travel may be required for business‑related errands, including meetings and training.
